City Council Workshop on the University Avenue Corridor Redevelopment Area

The City is exploring a long-term plan to guide the redevelopment of an aging commercial and office area into a more vibrant, multi-use district.   To enable redevelopment, a Planned Unit Development (PUD) is proposed, intended to support gradual reinvestment in the area over time by allowing a mix of uses such as retail, housing, office, and entertainment while also improving walkability, public spaces, and overall site design. The PUD framework focuses on addressing existing challenges like aging infrastructure and large underutilized site areas, while creating opportunities for new development that better reflects today’s market and community needs. This workshop is an opportunity for City Council to provide direction on the overall vision and strategies before the PUD is adopted, and redevelopment proposals are considered.

The PUD area is bounded by University Avenue on the north, I-235 on the south, I-80 on the west and 22nd Street on the east, including the commercial and multi-family areas on the east side of 22nd Street.

The City Council workshop was held on Monday, May 4, 2026 after the regular City Council meeting.  Please review the PowerPoint presentation provided at the workshop for more information.
